Your capital is lent across a diversified portfolio of southeast fix-and-flip properties. We only lend as first-position lien holder, so your investment is secured by real estate and spread across the entire portfolio, not tied to any single asset.
The more you commit, the higher your preferred-return tier. Returns aren't guaranteed, and every detail on eligibility, lockup, and liquidity is spelled out in the offering documents.
Every feature of this fund exists to answer one question: what happens to my capital if things don't go perfectly?
Investors receive their preferred return before we pay expenses or realize any profit ourselves.
Every loan is backed by a real property, with your position spread across the full portfolio, not one deal. It's real estate you never have to manage.
Monthly ACH distributions or a compounding option to boost returns, with straightforward liquidity terms and no long-term commitment required.
Your capital doesn't fund a single loan. It's spread across a diversified pool of southeast fix-and-flip properties, so no single borrower default puts your full position at risk.
A short walkthrough of how the fund is structured, how loans are underwritten, and what protects your capital if a borrower defaults.
Watch the webinarThe consolidated financial statements of the fund and its manager for the year ended December 31, 2025 were audited by Assurance Dimensions, LLC, an independent licensed CPA firm. The auditor issued an unmodified opinion, concluding that the statements fairly present, in all material respects, their financial position and results in accordance with U.S. GAAP. Independent auditing adds a valuable layer of financial reporting discipline and transparency for prospective investors.

Investor capital goes straight into a diversified pool of short-duration, asset-backed real estate loans.
You are first in line. This doesn't make the investment risk-free, all investments carry risk, but we've removed one layer of it.
Every loan is secured by real property and funded in first position, though underwriting and collateral risk still apply.
~6–9 month loan terms, giving us flexibility to adapt to market changes and more control over our loans, while capital keeps recycling as borrowers repay.
Your investment is spread across the loan book, not tied to the outcome of any single property or borrower.
Yes. Assurance Dimensions, LLC, an independent licensed CPA firm, audited the consolidated financial statements of our third party partners for the year ended December 31, 2025. The auditor issued an unmodified opinion, stating that the statements fairly present, in all material respects, the partners' financial position and results in accordance with U.S. GAAP. An audit offers reasonable, not absolute, assurance and is not a guarantee of investment performance.
No. Preferred returns are targets, not guarantees. Distributions may be reduced, suspended, or unavailable, and as with any investment, there is always potential for loss of principal.
There have been zero passive investor losses or pauses in distributions since inception in June 2020.
Investors may be able to reinvest their monthly returns instead of receiving them as cash. Specific terms and availability are set out in the official offering documents.
The fund offers a 90-day liquidity option. Any redemption or withdrawal remains subject to the fund's terms, limitations, timing, available liquidity, and the governing offering documents.
The fund operates with fund-level equity, not fund-level borrowing. We are the bank, rather than using bank-borrowed funds, which lowers the risks tied to leverage and senior fund creditors. It does not eliminate the underlying risks of private real estate lending.
The offering is open only to verified accredited investors. Learn more about accredited investor qualifications.
The minimum investment is $100,000. Preferred return tiers start at 8% for investments of $100,000 to $499,999, with 90-day liquidity, and go up to 10% for investments of $1,250,000 or more. The $500,000 tier carries a six-month lockup, and the $1,250,000 tier carries a twelve-month lockup. Returns are not guaranteed, and the current offering documents govern all terms.
The strategy centers on short-term, asset-backed residential real estate loans, typically including fix-and-flip, bridge, transactional, first-flip, and land-plus-manufactured-home loans. The portfolio mix may change over time.
Our loans are senior loans secured by real estate. Underwriting may include a review of the borrower's background and finances, independent property valuations, title protection, personal guarantees, and lending guidelines that generally target 65% to 75% of after-repair value. These safeguards help reduce certain risks but cannot eliminate defaults or losses.
A default may lead to foreclosure or another workout approach. Our senior loan position may give us remedies against the collateral, but the timing and amount of any recovery are uncertain, and the collateral may not be worth enough to prevent a loss.
As of August 31, 2026, the fund has had no investor principal losses and no suspended investor distributions since operations began in 2020, and it has fulfilled eligible capital-return requests within 90 days. These statements reflect past experience, are subject to applicable fund terms, and do not guarantee future results or liquidity.
